Rental income estimate in Fresno: what the numbers include
A useful rental income estimate starts with your address, not a citywide average. Rents in Fresno vary by neighborhood, size and condition, so we don't quote a typical Fresno rent here. Instead, this page shows what goes into an estimate, long-term and short-term, and the Fresno-specific costs that apply.
This page covers homes in the City of Fresno. Clovis and unincorporated Fresno County have their own rules.
What goes into the estimate
| Long-term rent | A rent range from recent comparable rentals near the home, with the midpoint used for the figures |
|---|---|
| Long-term costs | Vacancy, taxes, insurance, HOA, maintenance and reserves. The Long-Term Rental Analysis shows NOI at three sample management fee levels. |
| Short-term revenue | An estimated nightly rate and occupancy for the home |
| Short-term costs | Platform fees, cleaning, utilities, internet, extra insurance, any permit or license fee, and furnishing. In the Rental Strategy Comparison, a management fee is included only if you choose common rates or enter your own. |
| Pass-through items | Cleaning fees, lodging tax and the tourism assessment are shown as collected from guests and paid through |
| Result | Net operating income (NOI) for each option, and cash flow after your mortgage payment (principal and interest) if you enter it |
Fresno-specific costs
- Short Term Rental permit: $25 application + $25 permit ($50 in the first year), per the Master Fee Schedule (fees effective July 1, 2026). Zone clearance comes first.
- Transient occupancy tax: 12% on stays of 30 consecutive days or less, collected from the guest.
- Tourism Business Improvement District: 2% now, stepping to 2.5% in years 3 to 6 and 3% in years 7 to 10 of the district's 10-year term, per its December 18, 2025 Management District Plan.
Why a range, not one number
Every estimate rests on assumptions about rent, occupancy and costs. A range from recent comparable rentals near your address, with the costs listed line by line, shows you where the number comes from. Figures are estimates, not guarantees.
What this means for your numbers
Our Long-Term Rental Analysis gives a rent range from recent comparable rentals, NOI and cash flow for your Fresno address. The Rental Strategy Comparison sets that next to a short-term rental with Fresno's lodging tax and assessment included.
